Delay & withdrawal

Whether you're buying or selling a property, certain unforeseen situations may occur, such as:

  • mortgage financing withdrawal
  • job loss
  • separation
  • fire
  • surveying problem

Such occurrences may cause a delay and even cancel the signing of the deed of sale. With the RE/MAX Tranquilli-T program, if a delay or withdrawal should occur after the binding promise to purchase is finalized, the additional, unforeseen reasonable expenses incurred over and above the $300 deductible are covered for a period of up to 180 days from the scheduled date of closing or up to a maximum policy limit, whichever comes first.

Death

In the event of a death of the buyer and/or his/her spouse, the seller’s transaction will be protected if the buyer’s estate no longer wishes to buy the house, provided the seller has a RE/MAX Tranquilli-T policy. The RE/MAX Tranquilli-T program will assume the buyer’s commitments and the seller will still be paid the agreed sale price stated in the finalized binding promise to purchase.

Telephone legal assistance

Whether you're buying or selling a property, the RE/MAX Tranquilli-T program will provide you with free telephone legal information services for legal problems related to the property or the real estate transaction. Coverage commences from the day the binding promise to purchase becomes final for a period of twelve months from the original scheduled date of closing. If you should have any questions or concerns, such as a property boundary issue or a latent defect, you will have access to telephone legal information services provided by a lawyer who is a member of the Barreau du Québec specializing in real estate transactions.

Small claims

Whether you're buying or selling a property, the RE/MAX Tranquilli-T program will provide you and/or your spouse up to three (3) hours of Small Claims coaching service for litigation that falls under the scope of the Small Claims Division of the Court of Quebec (Small Claims Court) resulting from the Real estate transaction and subsequent occupation of the property.

This service takes effect when all the conditions of the offer to purchase are met and over the 12 months following the signing of the deed.
